The primary goal of The Transitional Housing Group 2 (TTHG2) is to create a du novo real-estate conversion company and social service agency designed to convert under-performing residential and commercial real estate into high yield based investment opportunities for socially conscious inventors.
THG2 has developed the unique opportunity for investors desirous of investing in a real estate operating company, which offer returns greater than other similar real estate investment opportunities, by converting multi-unit residential rental properties (apartment complexes) from single family use to sober living recovery, transitional and mental health group facilities along with affordable housing for persons with disabilities.

The Transitional Housing Group 2, Inc. (“TTHG2”) is a project-based real estate company, designed to convert under-performing commercial and residential real estate into high yield real estate based investment opportunities for socially conscientious investors. The projects address housing needs of various populations that are in transition. Accordingly, investors have various choices for investments in that different projects address the needs of different investors. Investor opportunities are available for each project. Investors have the option of investing or opting out depending on the specific interest of the individual investor. The types of projects include sober living housing which encompass recovery housing, transitional housing and sober living as well as nursing homes and in-patient facilities plus affordable housing which encompass veterans’ and disabled housing.
The purpose of the project based investment is to allow flexibility for real estate investors while TTHG2 simultaneously take advantage of the tremendous opportunity to provide affordable quality, high demand housing in the community for individuals in transition.
TTHG2, is a for-profit corporation, offers this unique investment vehicle by utilizing a combination of services and operating strategies.
We locate and acquire individual distressed multi-unit income producing residential properties, (single houses, & SROs) throughout the United States at discounted prices. This will be done by utilizing short sale strategies or joint venture programs with distressed developers or sellers, and rehabilitate, contract to renovate, or appropriately modify the properties so they can be converted from single family units to the best use of that property for its financial life until sold. Our operating model is designed to rapidly acquire and convert properties to take advantage of current market conditions that will maximize the profitability of any given properties through the increased rental revenue generated from one or all or a combination of its affiliate programs and nonprofits
We locate buildings for conversion, aggregate existing operators of sober living, transitional housing, SROs, (HUD) section 8 housing, and nursing homes, and replicate them through the United States, then lease under a unique master lease and/or license such facilities to its subsidiaries and/or JV partners when necessary (the LLC’S). Under this scenario for all buildings, we will have the first option to buy. This strategy is designed to provide higher than average real estate investment based returns to investors while giving a steady income from each master lessee while separating the liabilities of operation and still provide a much needed and underserved social service to the community.
